I am a Senior Compliance Specialist with extensive experience managing real estate tax strategy, welfare exemptions, and affordable housing compliance for nonprofit housing organizations across California, but I work nationwide. My work spans more than 80 properties across 22 counties, and I have overseen thousands of compliance and tax‑related submissions, audits, assessments, and regulatory filings.

I specialize in developing systems, improving workflows, strengthening compliance accuracy, and protecting nonprofit organizations from tax liability, audit findings, and funding risk. My approach is detail‑driven, proactive, and grounded in a deep understanding of local, state, and federal regulatory requirements.

Leadership & Impact

I serve as the operational backbone of the Compliance Department at Linc Housing, where I manage high‑level functions that span compliance operations, property taxes, welfare exemptions, regulatory agency coordination, TCAC/HCD oversight, internal audits, and new‑development compliance readiness.

I oversee compliance for more than 80 properties across 22 counties, manage over 1,000 annual reports, and handle 1,300+ welfare exemptions each year. My work protects millions of dollars in affordable housing funding by preventing negative points, willful noncompliance findings, and audit risks across multiple agencies.

I built the organization’s tax tracking and welfare exemption system from the ground up, a tool now used across Compliance, Asset Management, and Development. I work directly with 22 county assessors, resolve tax discrepancies, process refunds, manage audits, and ensure that exemptions and assessments are completed accurately and on time.

In my role, I train and onboard new compliance staff, support cross‑departmental partners, and serve as the primary point of escalation for complex compliance issues. I coordinate TCAC, LACDA, HCD, and HUD requirements, close out inspection findings, secure 8823 resolution letters, and support compliance readiness for new developments, including lease‑up and PIS processes.

My responsibilities extend far beyond the traditional scope of a Senior Compliance Specialist. I regularly operate at a Compliance Manager or Assistant Director level, guiding departmental strategy, building systems, improving workflows, and supporting organizational growth. My work directly contributes to the stability, risk mitigation, and long‑term compliance success of the entire portfolio.
